Homes are photographed using a consistent, structured approach to ensure clear coverage without overwhelming the listing.

• Primary living spaces are photographed to highlight layout, flow, and key features (2-3 images per room)
• Secondary rooms and smaller spaces are captured with clean, thoughtfully composed images (1-2 images per room)
• Exterior coverage includes multiple angles of the home and yard, based on size and layout (1-3 images each of front & back)

Additional angles or specialty shots can always be added for larger or uniquely designed homes.

A basic CubiCasa floorplan is included with every home photoshoot.

Smooth, professionally edited walkthrough videos designed for MLS, social media, and property websites.

Every walkthrough video includes:

• Stabilized, smooth motion
• Clean color correction and professional edit
• Licensed, royalty-free music
• Delivered in high resolution (smooth 30–60fps)
• Hosted on HDPhotoHub and YouTube for easy sharing

Aerial services are subject to weather conditions, airspace restrictions, and FAA regulations. Safety and legal compliance always come first. If aerial capture is not possible at the time of the shoot, alternative options or rescheduling will be discussed.

I offer several advanced editing options to help elevate the look of your listing and create a more impactful online presentation:

1. Virtual Twilight
Turn any daytime exterior into a warm, inviting twilight scene that adds atmosphere and curb appeal.

Price: $20 per photo (or $15 each for 2 or more photos)

Digitally removes unwanted objects and visual distractions to create a cleaner, more polished space.

3. Virtual Staging
Digitally furnished rooms help buyers visualize how the space can be used.

Pricing:

Using a Matterport Pro camera, I create fully immersive 3D tours featuring a dollhouse view, smooth navigation, and accurate spatial detail. This is the most comprehensive digital-tour option and includes six months of Matterport hosting for easy MLS and website integration. An example can be found here. *These tours cannot be done outside.

I also offer standalone 360° panoramic photos captured with the Ricoh Theta Z1. These can be delivered as individual interactive images or assembled into a Zillow 3D Home Tour – which can be used anywhere. This option is perfect for smaller homes, rentals, or any listing that would benefit from enhanced Zillow exposure without the need for a full Matterport model. An example can be found here.

*If you are apart of Zillow “Showcase”, you can take advantage of the home tours (with floorplan) and give your listing that extra level of engagement on Zillow.

Twilight photography captures a property during the brief window when interior lights glow, exterior lighting is visible, and the sky turns rich blue and purple tones. These images create a dramatic, high-end look that draws attention online and enhances curb appeal – especially for standout homes.

Real Twilight

This service is photographed on location at dusk or after sunset and captures authentic lighting, sky color, and exterior ambiance that cannot be replicated digitally.

Price: add $150 to your service

Virtual Twilight (Editing Enhancement)

For listings where an on-site twilight shoot isn’t practical, daytime exterior photos can be digitally transformed into a twilight-style image.

Price: $20 per photo (or $30 for two photos)
